Smith-Perkins House Renovation & Expansion

A nationally ranked private university near the heart of Dallas, Southern Methodist University (SMU) is a global research and teaching center with more than 12,000 students from around the world. In 1948, Mark Lemmon Architects designed Perkins Hall in the Collegiate Georgian style and one year later, designed Smith Hall. These two buildins became part of the Perkins School of Theology.

 

The design-build team of EwingCole and ECBuild prepared a phased modernization strategy that positioned the University to strategically plan, fund, and coordinate the comprehensive modernization of its 13 residential buildings on SMU’s main campus. After reviewing the Strategy, SMU’s Office of Facilities Planning and Management authorized the design-build team to proceed with the modernization of Smith and Perkins Halls.

 

The project includes the comprehensive renovation of the two existing three-story dormitories and the construction of a new addition that connects them, forming a single, expanded residential building. Each dormitory houses approximately 93 to 100 students in single and double rooms, for a total of up to 193 students.

 

The overarching goals of the Smith-Perkins House renovation and expansion project include:

 

  • Bringing the building into compliance with applicable codes, including accessibility matters.
  • Upgrade the existing exterior envelope.
  • Address existing site and grading issues that contribute to moisture infiltration.
  • Updating and replacing building systems.
  • Incorporating relevant technology

 

The modernization integrates enhanced living spaces in the new connector building, featuring increased natural lighting, communal lounges fostering student connection, and upgraded study areas designed for collaborative learning. Additionally, all floors have been made ADA-compliant. These amenities reinforce SMU’s dedication to academic excellence and community building.

 

The addition of the connector building allowed for enhanced surrounding outdoor spaces, creating inviting landscaped courtyards on either side of the structure. These courtyards offer dining, studying, and relaxation areas, generating a sense of community among residents. The redesign provides students with a modern residential environment that blends beautiful outdoor spaces with thoughtfully designed gathering areas.
