Alexandria Real Estate Equities, a leader in life science property development, sought to create a state-of-the-art, multi-tenant facility to accommodate the evolving needs of the biotechnology sector. Their goal was to provide a versatile space that could seamlessly support office functions, research and development (R&D), and Good Manufacturing Practice (GMP) operations, thereby attracting a diverse range of tenants in a rapidly growing industry.
EwingCole designed this multi-tenant life science facility with a flexible steel-framed structure to support office, R&D, and GMP operations. The development team constructed an 85,000 SF shell and core across two stories, featuring a ground-floor high-bay floor plate. The design also accommodates future expansion to a three-story, 120,000 SF building, targeting pharmaceutical GMP manufacturing tenants in a rapidly growing industry.
A curved glass façade wraps the building, while vertical wood fins create dynamic patterns of light and color as the sun moves throughout the day. A cantilevered trellis extends horizontally from the fins, forming a dramatic focal point at the main entrance.
Cascading retaining walls elevate the building, while recessed gardens integrate greenery into the hardscape. The site layout allows tenants to secure the property with fencing and gates, ensuring privacy without compromising aesthetics. The design conceals loading areas at the rear of the building, maintaining a clean and professional exterior.
