Smith-Perkins House Renovation & Expansion

A nationally ranked private university near the heart of Dallas, Southern Methodist University (SMU) is a global research and teaching center with more than 12,000 students from around the world. 1948, Mark Lemmon Architects designed Perkins Hall in the Collegiate Georgian style, followed a year later by Smith Hall. Together, the two buildings became part of the Perkins School of Theology.

The design-build team of EwingCole and ECBuild developed a phased modernization strategy to help the University plan, fund, and coordinate the comprehensive renovation of 13 residential buildings across campus. Following review, SMU’s Office of Facilities Planning and Management authorized the team to proceed with the renovation and expansion of Smith and Perkins Halls.

The project includes fully renovating both three-story dormitories and adding a new connector building, transforming the two halls into a single, unified residential facility. Each building houses between 93 and 100 students in single and double rooms, for a total of up to 193 students.

 

Key project goals included:

  • Bringing the building into compliance with current codes and accessibility standards
  • Upgrading the exterior envelope
  • Addressing site and grading issues contributing to moisture infiltration
  • Replacing and modernizing building systems
  • Integrating relevant technology

 

The connector building introduces vibrant new common areas filled with natural light, including communal lounges and collaborative study spaces. All floors are now fully ADA-compliant, supporting a more inclusive and accessible living environment.

Outside, the new layout creates two landscaped courtyards that serve as inviting spaces for dining, studying, and socializing—enhancing community and connection. The result is a modern residential experience that honors the university’s architectural heritage while supporting student success and well-being.
