Memorial Sloan Kettering Cancer Center’s expanding outpatient network brings high-quality cancer care closer to patients’ homes. In Montvale, New Jersey, MSK identified the former Toys “R” Us headquarters as an ideal location—but one that presented significant design and structural challenges.

The 145,000-square-foot building featured irregular floor-to-floor heights and an inconsistent structural grid, requiring creative planning and architectural strategies. The design team reimagined the space, converting it into a state-of-the-art cancer center while working within these constraints.

The design team prioritized access to natural light, shaping the interior layout to ensure daylight reached deep into clinical areas. Centralized waiting spaces are designed for comfort and ease of navigation and offer moments of surprise and delight, elevating the patient experience in subtle, meaningful ways.

Today, MSK Bergen is a transformative example of adaptive reuse, turning a challenging commercial structure into a welcoming, advanced care environment for cancer patients across northern New Jersey.
