Reviving a Research Landmark
A transformative renovation breathes new life into a historic Durham building, preserving its legacy while supporting modern innovation.

Wexford Science + Technology, known for developing innovation hubs that foster entrepreneurship and research, set out to restore the long-vacant Chesterfield Building in Durham, North Carolina. Originally built in 1948, the building has stood empty since 2001, despite its architectural significance and central location.
To support Wexford’s vision, the design team renovated the 286,000-square-foot structure by carefully preserving its distinctive red brick façade and replicating its historic windows. The building’s interior was stripped to its core and outfitted with modern systems for mechanical, electrical, fire protection, and vertical transportation, ensuring code compliance and operational efficiency.
A new entrance at the first-floor level created space for street-level retail, inviting the public into a previously closed-off area. The renovation transforms Chesterfield into a dynamic mixed-use facility that celebrates Durham’s industrial past while serving its research-driven future.
